Moving into a new rental is the best time to document the condition of the property, confirm everything is working, and make sure the landlord has met all legal requirements. This checklist helps you protect your bond, avoid disputes, and start your tenancy with everything clear and recorded.

1. Before You Move In

Documents You Should Receive

  • Insulation statement
  • Bond lodgement information

  • Keys, remotes, and access instructions

Confirm Payments

  • Bond amount (maximum four weeks)
  • Rent in advance (maximum two weeks)
  • No illegal fees charged

2. Condition Report & Documentation

Before bringing in furniture, walk through the entire property and record everything.

Take Photos or Videos Of:

  • Every room
  • Walls, ceilings, and floors
  • Windows, frames, and sills
  • All appliances
  • Inside cupboards and wardrobes
  • Any existing damage
  • Mould, dampness, or stains
  • Outdoor areas, fences, and gates

Record Any Issues

  • Scratches, dents, or marks
  • Loose fittings
  • Broken latches or handles
  • Missing lightbulbs
  • Signs of pests
  • Poor ventilation or condensation

Send this list to the landlord so it’s on record.

3. Healthy Homes Checklist

Heating

  • Fixed heater in the main living room
  • Heater works properly

Insulation

  • Ceiling insulation present and intact
  • Underfloor insulation present (if applicable)

Ventilation

  • No major gaps around doors or windows
  • Chimneys blocked if unused

4. Safety Checklist

Smoke Alarms

  • At least one smoke alarm per level
  • Working and correctly installed
  • Batteries replaced if needed

Security

  • All doors lock properly
  • All windows lock or latch
  • Keys provided for all locks

Electrical

5. Appliances & Fixtures

Check that all provided items work properly:

  • Oven and stovetop
  • Rangehood
  • Heat pump or heater
  • Dishwasher
  • Washing machine (if included)
  • Dryer (if included)
  • Hot water cylinder
  • Taps and water pressure
  • Toilet flushing properly
  • Shower draining correctly

6. Outdoor Areas

  • Lawns and gardens tidy
  • Rubbish bins provided
  • Driveway and paths safe
  • Fences secure
  • Outdoor lighting working

7. Utilities & Services

Confirm:

  • Power is connected
  • Internet provider options
  • Water supply working
  • Rubbish and recycling collection days

8. Send Your Move‑In Documentation

Once you’ve completed your checks:

  1. Email photos, videos, and notes to the landlord
  2. Keep a copy for your records
  3. Save everything in a folder labelled “Move‑In Condition”

This protects you from unfair bond claims later.
